Hi Challenger Park Townhome Residents,

Reminder that there will be a Challenger Park HOA Board Meeting on March 19th 6:00 p.m. at South East Christian Church.

The Board will be discussing the 2024 budget and assessment increase. The cost of insuring HOA property is increasing significantly across Colorado and the Nation. The Board will be discussing the insurance increases impact on monthly assessments. 

The Board will also be discussing a new parking policy enforcement solution/vendor and impacts to how the new vendor’s policy is different than prior vendor policy. 

Other topics will include property maintenance for the year; parking lots, gutters, painting and more.

Board meetings are a good place for homeowners to listen, learn and ask questions about topics impacting our community.

November 14, 2023 6:00 p.m. Annual Board Meeting

Hello Challenger Park Townhome Residents,

It is that time of year again!

Please find included in this mailing all the information pertaining to the 2023 Annual Meeting. This meeting will be held at the Southeast Christian Church Room 255 located at 9650 Jordan Rd., Parker at 6 p.m. Please check the TV screens for room number inside the main area of the church to ensure the meeting room has not changed.

Participation of the membership is essential to conduct business and to elect board members for Challenger Park Townhomes. In order to conduct business there has to be a quorum of 20% or 32 homeowners at the meeting in person or by proxy. If you are not able to attend the Annual Meeting, please complete the Proxy form that is included in this mailing and return to Accord Property Management in time for the Annual Meeting. There is one (1) open position for election for 2023. If you are interested in running for the Board of Directors, please complete the Candidate Information form
that is also included in this mailing.

With much discussion on the 2024 Budget for Challenger Park Townhomes has been postponed until after the insurance renewal has been completed. The Board will start receiving proposals on the renewal in mid-February with insurance renewing March. The proposed budget for 2024 will be sent
shortly thereafter. Attempting to come up with a budget for 2024 with the insurance costs increasing it is impossible to determine assessment amounts. What does this mean for owners? Going forward budget ratification will happen early spring opposed to the end of the year at the annual meeting. How this will work, for the first few months of 2024 assessments will stay $280 per month as they are currently. After the Budget Ratification Meeting in 2024 will then determine what the assessments will be for the remaining of 2024. Going forward the fiscal accounting year for the community will be example April to April opposed to January to January.

For those owners who are not able to attend the meeting, I will be sending out the electronic version of the proxy 7-10 days before the annual meeting. Quorum is needed to conduct any of the business of the community.

Challenger Park Special Meeting – Voting for Roof Replacement Special Assessment

Hi Challenger Park Townhome Residents,

This is a reminder that the Challenger Park HOA Special Meeting where Homeowners will be voting for a roof replacement special assessment. The meeting will be Thursday July 27th at 6:00 p.m. at South East Christian Church.

Achieving quorum is very important for being able to approve/deny the Special Assessment to replace the roofs in our community. Every homeowner’s voice is important in this matter so the Board requests that every homeowner vote in regards to the special assessment.

In order to achieve quorum, and approve the special assessment, we need 67% of the community to be present at the meeting or vote via paper or electronic proxy.

Paper proxies were mailed to homeowners with the Notice of Special Meeting of Members announcement. If you plan to use a paper proxy, fill out the proxy and provide it to another homeowner that will be attending the meeting in person or scan/email the proxy to our property manager Kim.

Electronic proxies were emailed via Adobe Sign. Please check your email for an Adobe Sign email sender if you would like to fill out an electronic proxy.

Hi Challenger Park Townhome Residents,

This is a reminder that our Challenger Park HOA board meeting is scheduled for July 18th, 2023 6:00 PM. This meeting will be held virtually through Zoom.

The Board of Directors will be discussing normal community/association business. We will also be discussing the Special Assessment for the roofs but this is not the meeting where we will be voting for the roofs. The Special Meeting of Members to vote on the Special Assessment for roofs will be on July 27, 2023 at South East Christian Church.

If you have questions for the Board or want to get involved with the community, the Board Meetings are a great place for homeowners to discuss.
